The real estate team at Memery Crystal have advised Luxgrove Capital Partners, on behalf of LRVA Fund II, on the acquisition of a commercial portfolio (99-103 and 105-113 Broadway) from Catalyst Housing in Ealing, West London. The site also includes the former Catalyst Housing Group HQ. The properties are within the development corridor and benefit from significant redevelopment and value-add opportunities.

Luxgrove is a vertically integrated, full-service real estate investment manager with a successful track record of investing, developing and responsibly managing real estate assets across London and the South East, with an established expertise in residential housing.

The Memery Crystal team on the transaction was led by partner Victoria Lowe, and also included partners Hed Amitai and Liam Bell, all supported by trainee solicitor Jaya Pradhan.

Commenting on the deal, Lachlan Ross, Founding Partner & Chief Investment Officer at Luxgrove said: “The location of these properties were compelling attributes for this acquisition. This investment fits perfectly with our plans to increase our footprint in the borough of Ealing. We continue to believe in the strength of the London real estate market and have further appetite for acquiring assets with value-add or redevelopment opportunities. We would like to thank Memery Crystal for their support. They are knowledgeable, responsive and commercial, and were a pleasure to work with on this deal.”

Victoria Lowe said: “Luxgrove has completed a record number of off-market transactions in the last 18 months or so, and this is a fantastic addition to their growing portfolio. We were delighted to support them on this deal. This transaction continues to demonstrate Memery Crystal’s reputation as a beginning-to-end real estate firm with the ability to smoothly close large commercial real estate transactions. We look forward to continuing to support Luxgrove across multiple aspects of their business.
